Book now to enjoy your next family holiday.The spacePlease ensure you read the full information in this listing to make sure you have everything you need to know before booking.Upon entering, you're welcomed into the main hallway, on the left is the dining room and on the right an inviting lounge, furnished with plush, comfortable sofas arranged around an electric fire, handy for cooler evenings. Soft throws and cushions invite you to sink in and unwind after a day of exploring the Devon countryside. The windows allow natural light to flood the room, illuminating the space and providing picturesque views of the property's surroundings.Next to the lounge is the heart of the home - the kitchen. Well-equipped, complete with modern appliances, and all the essentials needed to whip up delicious meals. There is also a separate dining room with furnished wooden chairs and a large wooden table, ideal for all your family meals.Upstairs there is a master bedroom, with a small single bedroom adjoining it, ideal for a child, but not as suitable for those who require full privacy, as you do need to walk through the main bedroom to get in and out. Across the landing lies the separate twin bedroom. Completing the upper level is the family bathroom.The home is well maintained and has been decorated in a traditional nautical theme, well suited to the area.Outside is a great patio that gets the morning sun and has far-reaching views over the estuary and to Lympstone beyond.Guest accessThe home and garden is yours for the entirety of your stay. You will not share any spaces with anyone else.Other things to noteWe strive to provide as much information as possible to ensure our listing is accurate. Whilst we are on hand to assist with any issues during your stay, we are unable to make changes to anything within the home to suit individual needs. The property is to be taken as it is. If you need to get in touch, please do so through Airbnb messaging, or the support line provided in the guest manual (sent previously by email)Early check-in and late check-out requests. We charge an additional £25 for any requests that are granted. Please message us through Airbnb messaging to see if we are able to accommodate your early check-in/late check-out request.The holiday home is equipped with small hand soaps, a couple of toilet rolls and basic kitchen items such as a sponge, washing liquid, bin liners and salt & pepper. If you want anything specific, such as liquid hand soap or kitchen roll, please ensure you bring this with you for your stay. We do not supply additional consumables, this includes toilet rolls.If you wish to extend your stay, you must check with our team. The earlier you check, the better as we are sometimes unable to reschedule cleaning to suit. We must provide at least 48 hours notice to our cleaners.Pass the Keys® is a Property Management Company managing many listings on different platforms. Pass the Keys® provides a high standard of service for short-let properties. Each property is professionally maintained and cleaned, with hotel-quality linen. We also provide 24/7 guest support and local personal service before and during your stay.You are welcome to use and enjoy the outdoor seating areas. We do kindly ask that guests clean up after themselves and leave these facilities in a state that is suitable for the next people staying, as our cleaners will be unable to provide a full garden overhaul at each changeover.If the management team are called out to resolve an issue where you are at fault, you will incur a £50 callout charge, i.e. if you cannot connect to the wifi, but you have unplugged the router. Please be aware we will have to charge £25 if you have locked yourself out and we need to attend to help you gain access. There is a £100 charge for failure to leave the keys in the key safe on departure. This is because we will have to conduct an emergency lock change for safety reasons.IMPORTANT: On behalf of our host at Pass the Keys we require guest verification, which is provided by Superhog. Upon confirming your booking, Superhog will reach out to the lead booker through a secure link, providing detailed instructions for verification.The online verification process requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.Once verification is successfully completed, the check-in information will be provided.
