Perfect for a relaxing getaway, it's ideally located for attending Goodwood events, exploring Chichester & its harbour, West Wittering Beach, Kingly Vale and scenic Downs walks. The space Located in the picturesque village of Lavant, this charming cottage is perfectly situated to offer a lovely retreat whilst visiting the area. Nestled amidst the rolling landscapes near the South Downs, it provides a lovely base from which to explore the surrounding countryside. The cottage's proximity to Chichester adds to its appeal, providing easy access to a wealth of cultural attractions and amenities. Whether you're attending events at the renowned Chichester Festival Theatre, exploring historical sites, or enjoying leisurely walks along the Downs, Lavant serves as an excellent base for all of your needs. Upon arrival, guests are greeted by a scenic drive through lush orchards, leading to a large driveway. Enter the cottage into the spacious hallway. To the left, is the dining room with ample seating, ideal for enjoying meals with loved ones. Continuing through, you will find the cosy sitting room. with its plentiful seating options, TV entertainment, board games, and a charming bridge table. French doors open onto a delightful patio area, perfect for enjoying morning coffees or alfresco dining while soaking in the surroundings. Adjacent is a modern kitchen equipped with essential appliances including a dishwasher, gas cooker, electric stove, and washer-dryer, ensuring convenience during your stay. The master bedroom, conveniently located to the right upon entry, offers sweeping views of the countryside, a luxurious double bed, ample storage space, and an ensuite shower room featuring a newly installed walk-in shower for added comfort and convenience. Further along, the second bedroom boasts another spacious double bed, generous wardrobe space, and access to a family-style bathroom adorned with original wallpaper and equipped with a shower-bath combination, providing a relaxing retreat for guests. The area by the summerhouse is ideal for enjoying morning views or sunset gatherings, comfortably seating 6 - 8 people. You will have access to the whole cottage. I won't be around in person, however, my property is professionally managed by Tom and Clare at , Chichester. The home is professionally cleaned and the linen and towels are replaced with freshly laundered supplies between each stay. Remote self check-in gives flexibility for late arrivals and 24/7 guest support is on hand should you need any assistance during your stay. There will be some complimentary tea, coffee and biscuits, as well as travel sized bottles of shampoo, shower gel and soap provided. Other items included are a washing up pack, toilet roll and kitchen roll which will last a couple of days. If you wish to purchase more for your stay there is a Co-Op just 1 mile away. Guest access Guests have access to the entire home and the private patio area. There is free parking on the premises just outside the property. There is a local bus service a few hundred yards down the road. It is advisable to have a car to get around as this is a rural location and there is so much to see and do in the area. Other things to note Check In / Check Out Check in time is after 4pm and check out time is before 10am. Please can we ask that you check out on time to prevent any disruption to the cleaner's schedule. Please note a fee of £100 for lost keys and £50 for call outs if locked out. One small, well behaved dog is welcome to join you on your holiday in the cottage, for an additional fee of £30 to cover extra cleaning. Please message in advance with the details of your pet (breed/age). - Dogs must be well behaved and house trained. - Please do not allow them upstairs or on the furniture. - Please clear up after them in the garden and around the property. - Muddy paws should be cleaned before they are allowed in the house. - Please do not leave them alone in the property.
