PLEASE NOTE: Only available for rent until November 1, 2024! PLEASE NOTE: Only for students or others who belong to the target group to whom a temporary contract may still be offered. Note: responses in non-Dutch will probably be ignored. Conveniently located ground floor apartment (loft type) in the center of Ede.- Large living room of no less than 45 m2 (!); - beautiful high ceilings which creates a great spatial effect;- house is located on the ground floor so you don't have to walk stairs;- bedroom 12 m2;- kitchen 11 m2 and washing machine connection;- shower cabin and sink. Rental period: No longer than November 1, 2024. As a tenant, you cannot terminate prematurely. The full rent must be paid in advance. Income requirement: Preferably, you must meet an income requirement. As a first global check, you can check the Bo-Ex Rent Guide (Nibud) to see if the ground floor apartment seems affordable to you. The house has energy label C. However, the landlord prefers candidates who earn a net annual income of 48 x the basic monthly rent. You can also propose that your parent act as guarantor. Then the income situation or assets of this parent are examined. Exceptions to this may be possible. Therefore, please consult the protocol that applies when allocating this property. You can request this from the landlord. This contains the criteria for allocation. The rental price is excl. VAT. Service costs (advance payment approx. € 180 per month). The service costs are mainly for gas, water and electricity and are paid as an advance. Smoking and pets are strictly not allowed, as well as playing musical instruments. The photos shown were (mostly) taken a few years ago and do not indicate the current household goods. B E L A N G R I J K : When responding, you must in any case indicate:- with how many people you would like to live there and what the relationship is between these people;- whether you are a student;- how you think you can meet the income wish or income requirement yourself or a parent (see above); - what the result (colour) is of the Bo-Ex Huurwijzer (Nibud) of you or your parent;- with effect from when you would like to rent;- whether you or your parent have an employment contract, and if so, whether you have a permanent contract (i.e. a contract for an indefinite period);- if you or your parent do not have a (permanent) employment contract, how you think you can demonstrate that you can offer the landlord equivalent financial security as someone who has a permanent employment contract;- if you or your parent does not have a permanent employment contract: Do you sometimes have an on-call contract, temporary employment contract, zero-hour contract or equivalent contract? - whether you have a landlord's statement;- whether you have mastered language level B2 in the Dutch language. Please note: Answering the above questions may result in a total score of points. In that case, if you score high, you have a better chance of getting the rental property! If your information is incomplete, the owner reserves the right not to respond to your message (and in that case you will be excluded). The (minimum) deposit amounts to an amount equal to twice the monthly basic rent (with the amounts mentioned above, this amounts to a deposit of approx. 1,562) plus an amount of E 800 for items to be loaned. If you wish to receive the rental protocol, you can indicate this. Interested in this property? Go to Kamernet.nl and send a message to the landlord or roommates.
