DIE WOHNUNG

Die Wohnung liegt in absoluter Premiumlage in Berlin Kreuzberg "SO36" am Paul-Lincke-Ufer direkt am Landwehrkanal im 5.Stock Südseite Vorderhaus mit Balkon zum Kanal hin. In den 60ern wurde sehr effizient gebaut, die 45qm bieten, bei einer großzügigen Deckenhöhe von gut 2,80m, ein großes gemütliches Wohnzimmer mit Zugang zum Balkon, der einen Blick, im Winter direkt auf den Kanal und im Sommer auf die Baumkronen, auf "Kreuzkölln" und in den weiten offenen Himmel gewährt, eine Küche mit Kühlschrank und Gefrierfach, Zeranfeldherd and Backofen, Spül- and Waschmaschine, ein Wannenbad mit Oberlichtfenster und ein Schlafzimmer von 2,10m x 3,50m, und einem Stauraumschrank im Flur. Alle Zimmer bis auf Bad und Flur haben ein Fenster südseitig zum Kanal hin, im Wohnzimmer sind es 2 Fenster und eine Glasbalkontür, so daß die Wohnung aussergewöhnlich hell, warm und freundlich ist. Zudem hat es neben den hellen bodenlangen Vorhängen Rollos zwischen den originalen Doppelglasfensterscheiben, die durch stufenloses Abblenden ein südländisches Flair herbeizaubern. Ihre Füße genießen in der ganzen Wohnung, bis auf im Bad, einen 16mm-massiven geölten Kirschholzboden. Wenn Sie nicht die schönen Treppen erklimmen wollen, steht Ihnen ein Aufzug zur Verfügung. Es ist eine Nichtraucherwohnung, aber ein hübscher Aschenbecher steht auf dem Balkon ;) !


DAS HAUS

Das Klima im Haus ist angenehm ruhig und freundlich, ein 60er-Jahre-Bau, 2002 grundsaniert und liebevollst mit möglichst vielen originalen Teilen, wie z.B. die alten Lichtschalter, Wagenfeld-Flurdecken-Lampen, Terrazzoboden und dem originalen Geländer und die originalen Wohnungstüren und Fenstern in Form und Farbe hochwertig renoviert. Der Aufzug ist original mit Holz verkleidet. Durch das nachts geschlossene Hoftor zum Innenhof steht ihr Fahrrad sicher im regengeschützten Unterstand des Innenhofes. Einen Parkplatz am Paul-Lincke-Ufer mit dem PKW zu finden, ist erstaunlicherweise meist einfacher als man annehmen möchte, und, ebenfalls erstaunlich, ohne Parkgebühr. Tipp: eine Weile vorher beim Universum bestellen ;) :) !


DIE UMGEBUNG

In einem der herzlichsten Herzen Berlins und im Herzen des "SO36"-Kreuzbergs brauchen Sie bloß die kopfsteingepflasterte Strasse überqueren und schon können Sie am Landwehrkanal sitzen oder flanieren. Fussläufig erreichen Sie die 3 U-Bahn-Stationen "Schönleinstrasse", "Görlitzer Bahnhof" sowie "Kottbusser Tor", als auch diverse Busse. Wenige 100 Meter entfernt kann man einsteigen in die Stadtrundfahrtschiffe, die immer wieder eine schöne Form von Entspannung bringen. Fussläufig zudem der Görlitzer Park, neben dem Kanal eine beliebte Joggingstrecke, und ein Schwimmbad. Das fussläufige Angebot an Kulinarischem läßt in Vielzahl und Diversität kaum Wünsche offen, und auch, wenn man mitten in der Nacht in der Woche keine Lust zum Selberkochen verspürt, findet man in der nahen Oranienstrasse immer noch etwas zu Essen und Trinken. Ein Supermarkt am Kotti hat bis Mitternacht auf und die Biomärkte bis 20 und 21Uhr. Dienstags und Freitags bereichert ein großer orientalischer Markt direkt gegenüber am Maybachufer das weltoffene Flair, der sowohl Kulinarisches und vieles Weiteres aus fernen Ländern sowie auch lokale Spezialitäten bietet. Ganz generell lohnt es sich, durch die Strassen Kreuzbergs und Neuköllns zu streunen, denn es gibt viele kleine liebevolle handwerkliche nischengefundenundgefüllthabende Lädleins.

THE APARTMENT

The apartment is in absolute prime location in Berlin Kreuzberg "SO36" on Paul-Lincke-Ufer directly on Landwehrkanal in the 5th floor south side front building with balcony to the canal. In the 60s was very efficiently built, the 45sqm offer, with a generous ceiling height of 2.80m, a large comfortable living room with access to the balcony, which offers a view, in winter directly onto the canal, in summertime of the treetops, on "Kreuzkölln" and in the wide open sky, a kitchen with fridge and freezer, Zeranfeldherd and oven, dishwasher and washing machine, a bathroom with skylight windows and a bedroom of 2.10 mx 3.50 m, and a storage closet in the hallway. All rooms except the bathroom and hallway have a window facing south to the canal, in the living room there are 2 windows and a glass balcony door, so that the apartment is exceptionally bright, warm and friendly. In addition to the light, floor-length curtains, it has roller blinds between the original double-glazed window panes, which conjure up a Mediterranean flair through stepless dimming. Your feet will enjoy a 16mm solid oiled cherry wood floor throughout the condo except in the bath. If you do not want to climb the beautiful stairs, there is a lift available. Its a Non-smoking-flat, but there's a pretty Ashtree on the Balcony ;) !


THE HOUSE

The climate in the house is pleasantly quiet and friendly, a 1960s building, 2002 thoroughly renovated and affectionately with as many original parts as possible. the old light switch, Wagenfeld corridor lamps, terrazzo floor and the original railing and the original apartment doors and windows in high quality and in form and color renovated. The elevator is originally clad with wood. Through the courtyard gate closed to the courtyard at night, your bike is safely in the rain sheltered shelter of the courtyard. Astonishingly, finding a car park on Paul-Lincke-Ufer by car is usually easier than you would expect, and, also astonishingly, it`s still cost-free. Tip: order a while before at the universe;) :)!


THE ENVIRONMENT

In one of the warmest hearts of Berlin and in the heart of the "SO36" -Kreuzberg, you just need to cross the cobblestone street and you can sit or stroll along the Landwehr Canal. Within walking distance you can reach the 3 underground stations "Schönleinstrasse", "Görlitzer Bahnhof" and "Kottbusser Tor", as well as various buses. A few hundred meters away you can get on the city tour boats, which always bring a nice form of relaxation. Within walking distance of the Görlitzer Park, next to the canal a popular jogging track, and a swimming pool. The fussläufige range of culinary options in diversity leaves little to be desired, and even if you do not feel like cooking in the middle of the night in the week, you will find in the nearby Oranienstrasse still something to eat and drink. A supermarket at the "Kotti"-Station is opened until midnight and the organic markets until 20 and 21 o'clock. On Tuesdays and Fridays, a large oriental market directly opposite the Maybachufer enriches the cosmopolitan flair, which offers both culinary and much more from distant lands as well as local specialties. In general, it is worthwhile to stray through the streets of Kreuzberg and Neukölln, because there are many small lovely craftsmanship stores.
