Private garden to the rear with a decked area and furniture for Al Fresco dining.My house is ideally situated only a short 15 minute walk into the historic city centre via York's Trendy 5th Quarter, to the Minster and all of York's tourist attractions.Ground Floor:A homely living dining room which includes a large comfy sofa, an armchair, a flat screen TV and Smart DVD player to stream catch up channels, Netflix etc. A table and four chairs are tucked away in the corner for breakfast time or home cooked meals. There will be some complimentary tea/coffee waiting for you which I am sure will be useful for those arriving after a long journey!The kitchen is well equipped with a dishwasher, a washer dryer, a range cooker and an American fridge freezer as well as all the usual small kitchen appliances, such as a toaster, kettle and microwave. There is also a second TV in the kitchen.As a second reception room or study, the sun room is accessed through the kitchen. This is a lovely bright space to spread out and relax. A desk and chair is in here for those who want to work from home, boasting 900 Mbps high-speed internet, and some handy USB charging units.A travel cot/playpen, mattress and high chair can be borrowed, as well as children's bowls, cups and cutlery. (See further information below).First FloorThere are two bedrooms; both with double beds, wardrobe storage and a fan. USB charging units are also in both bedrooms, which come in handy for all your gadgets. Fresh white bed linen and towels will be provided, as well as some complimentary travel sized toiletries. The bathroom is also on this level, which consists of a toilet, hand basin and bath, with shower above.Outside Space:There is off street parking, directly outside the house for two small cars or one medium/large cars. To the front is a small garden at the entrance that is integrated with the driveway. To the rear of house is a private quaint garden which is a lovely green space to enjoy a morning coffee.Guests will have access to the entire house.CHECK IN / CHECK OUTCheck-in time is after 3pm and check-out time is before 11am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time as this will cause disruption to my cleaner’s schedule.Please note that you will be charged £100 for lost keys, so please be careful with them.PETSWell behaved dogs welcome! A small additional fee of £30 will be taken to cover additional cleaning. Please advise us if you have a pet and provide us with as much information as possible.FAMILY FACILITIES There is a travel cot/playpen & high chair which you are welcome to borrow. (Guests will need to provide their own cot bedding). There are also children's bowls, cups and cutlery in the kitchen. There are great local amenities; Ivy & May hairdressers, Haxby Road dry cleaners, two small local shops (Londis and Cooperative), Jaipur Spice does a great curry, and there is pleasant children's park around the corner, Clarence Gardens Playground. York Hospital is 0.3 miles on foot. St. Johns University is 0.7 miles on foot. More local recommended restaurants just off Clarence Street are The Monkey and The Dog Eat Thai for Thai and Coconut Lagoon for Indian. There are many independent shops, cafes and restaurants down Gillygate, which is on the walk into the city centre. Getting around If you are catching the bus from York Station, jump on First bus 1 or 5 and get off at Clarence Gardens (Stop ID: 32900084). To catch the bus to the city, the nearest bus stop is also on Haxby Road, Walpole Street (Stop ID: 32900183) which is a few minutes walk away. Frequent buses go to the city centre if you don't want the 15 minute walk.
